We prepare a Master Sales Prospectus detailing the physical, fiscal and legal attributes of the property, identify the target market of prospective purchasers, market the property and act for the seller in the sale negotiations. Our fee is paid by the seller. Purchaser Representation – we act as the purchaser’s advisor in the acquisition of the property. In consultation with the purchaser, we determine their requirements, search the market for suitable properties, obtain information on their physical, fiscal and legal attributes, arrange the inspections, and act for the purchaser in the acquisition negotiations. Although our fee is paid by the seller we are legally obligated to act in the purchaser’s best interest. Landlord Representation – we act as the landlord’s advisor in the leasing of their property. We prepare the marketing materials, identify the target market of prospective tenants, market the space and act for the landlord in the rental negotiations. Our fee is paid by the landlord. Tenant Representation – we act as the tenant’s advisor in the renting of the space. In consultation with the tenant, we determine their requirements, search the market for suitable space, obtain information on its physical, fiscal and legal attributes, arrange the inspections, and act for the tenant in the rental negotiations. Although our fee is paid by the landlord we are legally obligated to act in the tenant’s best interest. |
