The property was leased to a strong regional tenant for use as a tire depot and for minor automotive repairs. However it was also located in an area transitioning from low rise commercial structures to high rise residential apartment and condominium buildings. In addition the municipality was in the throes of designing a new development plan which emphasised densification. The death of a co-owner focused attention on the type of use that would maximise the value of the real estate. Retain the existing use or redevelop the site?
