St. John’s office vacancy remains the highest since 2012: it now sits at 18.83%. Downtown was particularly hard hit, with vacancy edging above 20% and the average net rental rate dipping by 6.86%. The overall warehouse market, in contrast, performed strongly year over year: the rental rate increased from $10.83 per square foot to $10.98, in keeping with a vacancy rate drop from 12.61% in 2016 to 11.34% in 2017.
