Vice President - Nigel Turner, B.Comm., DULE, BBRE, MRICS, AACI, P. App.

Nigel joined Turner Drake in 2002 after graduating with a Bachelor of Commerce degree from Saint Mary's University, Halifax. He was granted a Diploma in Urban Land Economics by the University of British Columbia in 2007 and graduated with their Bachelor of Business in Real Estate Degree in 2010. Nigel gained accreditation with the Appraisal Institute of Canada in 2008. He was admitted into the Royal Institution of Chartered Surveyors in 2014. 

He has undertaken valuation assignments throughout Atlantic Canada on apartments, offices, industrial, retail, automotive, farms, etc. for property tax, insurance, financing, foreclosure, sale, purchase, capital gains tax and other purposes.  Nigel has substantial experience valuing resource property. An acknowledged expert in this field, he has conducted seminars in Kingston, Ontario, and Banff, Alberta, for the Canada Trust Alliance, as well as a seminar on Conservation Easements for the Nova Scotia Real Estate Association.

Formerly Manager of our Lasercad® Division, Nigel also has extensive experience in our Property Tax Division.

Nigel was heavily involved in the expansion and integration of our CompuVal® family of intelligent databases. He joined us initially to implement the launch of our photographic database. Since then, in concert with our programmer, he has implemented and tested several new databases, including our Market Survey database which captures information on office and warehouse space. He undertook much of the fieldwork for the initial Market Survey whilst working in our Counselling Division.

Vice President, Valuation Division - Nigel G. Turner

 




Senior Manager - Richard Escott, B.E.S., MRICS, AACI, P. App.

Rick joined Turner Drake in 1981 and has extensive property valuation experience in Atlantic Canada and Ontario. These assignments include resource land, airport and marine port facilities, CCG bases, lead smelters and mining operations; investment properties such as shopping centres, office buildings, industrial properties, and apartment buildings.

He was awarded a Bachelor of Environmental Studies degree from the University of Waterloo, Ontario in 1976. He gained accreditation (Urban Option) with the Appraisal Institute of Canada in 1985 and subsequently passed the Rural Option in 1988. He was admitted into the Royal Institution of Chartered Surveyors in 2011.

 

Rick is our Food Processing and Agricultural Specialist and is well versed in valuing food processing facilities (juice, meat packing, fish plants) as well as farms, poultry and hog operations, feedmills, fertiliser plants and woodlots.

He is an experienced expert witness and has personally provided advice and concluded several thousand assessment appeals and valuation assignments throughout Atlantic Canada, Ontario and British Columbia. He has appeared as an expert witness before the New Brunswick Assessment and Planning Review Board, the Nova Scotia Public Utility and Review Board, the Nova Scotia Regional Assessment Appeal Court, the Newfoundland Assessment Review Commission and the Ontario Assessment Review Board.

Senior Manager Valuation Division - Richard J. Escott

Manager - James Stephens, B.Sc., Adv. Dip. GIS, DULE, P.Ag., MRICS, AACI

James joined Turner Drake in 2013 after receiving an Advanced Diploma in GIS for Business at the Centre of Geographic Sciences in Lawrencetown, Nova Scotia (Adv. Dip. GIS).  He graduated from the University of Guelph, Ontario, in 2011 with a Bachelor of Science in Environmental Sciences (Honours) degree, majoring in Natural Resource Management with a minor in GIS and Environmental Analysis.  He was granted a Diploma in Urban Land Economics (DULE) from the University of British Columbia in 2016 and is currently enrolled in their Bachelor of Business in Real Estate (BBRE) degree.  He holds a Professional Agrologist (P.Ag.) designation through the Nova Scotia Institute of Agrologists.  He was admitted to the Royal Institution of Chartered Surveyors (MRICS) in 2020.

James has experience in our Lasercad® Division certifying office, industrial, retail, and residential space to the appropriate BOMA, SIOR, ULI, and CREA standards throughout Atlantic Canada and Ontario.

James has extensive experience in our Economic Intelligence Unit.  He designed and programmed a custom Accelerated Valuation Model (AVM) integrating appraiser expertise with mass valuation techniques, presenting his findings at the 2015 Mass Appraisal Valuation Symposium held by the International Property Tax institute in Amsterdam, Netherlands.  He has conducted primary research throughout the Atlantic Region including semi-annual office and industrial Market Surveys, demographic studies, and temporal-spatial analysis.  James has supported a wide range of assignments including Quarry Impact Analysis, Industrial Park Supply and Demand, and the market impact of Historic Property Designations on residential real estate.

His involvement in our Consulting Division includes land agent work across Nova Scotia, communicating and negotiating with land owners to secure utility easements.

James is increasingly active in our Valuation Division with a strong focus on Agricultural Properties.  He has completed farm valuation assignments in PEI for financing and succession planning, integrating soil and resource management knowledge with valuation techniques for land, farm buildings, and residential dwellings.  He is closely involved with the development of specialised software created to analyse and value farm and resource property.

Manager - Patrick Mitchell, B.Comm., DULE

Patrick joined Turner Drake in 2015 upon graduating with a Bachelor of Commerce (major in Entrepreneurship) degree from Saint Mary’s University, Halifax, Nova Scotia.  During his time at SMU, he was inducted into the Order of Entrepreneurship - an informal honour bestowed on students who run start-ups while completing their studies.  Patrick continues his involvement with the university and provides mentorship to current students and fellow grads.  He was granted a Diploma in Urban Land Economics from the University of British Columbia in 2021 and is currently enrolled in their Bachelor of Business in Real Estate (BBRE) degree.  He is also a candidate member of the Appraisal Institute of Canada (AIC).

Patrick has completed valuation assignments on a wide variety of property types throughout Atlantic Canada as required for financing, estate, insurance, foreclosure, purchase, sale, and planning purposes.  Patrick also has extensive experience with "as-if-complete" valuations (i.e. planned projects or properties currently in early stage development).  Patrick has gained significant experience valuing an ever-widening range of properties including small commercial, big box retail, fish plants, marine, heavy industrial, mixed-use, and redevelopment lands.

Manager - Mitchell Jones, B.Comm.

Mitchell joined Turner Drake in 2017 upon graduating with a Bachelor of Commerce from Saint Mary’s University.  He is currently enrolled in the University of British Columbia's Diploma in Urban Land Economics (DULE) and Bachelor of Business in Real Estate (BBRE) degree.

Mitchell was appointed Manager of our Valuation Division in 2020 initially working under the guidance of Vice President, Nigel Turner. Mitchell's experience has taken him throughout Atlantic Canada and as a lead consultant he is responsible for working on various assignments for financing, sale, purchase, expropriation and other purposes and across a myriad of property types (office, retail, industrial, nursing homes, apartments, etc.).  Mitchell has also assisted with Valuation work in Ontario on several industrial buildings.

Mitchell was formerly Manager of our Lasercad® Division and has extensive experience supervising the measurement of office, industrial, retail and residential space to the appropriate BOMA, BOMA/SIOR, ULI, and CREA standards, in buildings located through the Atlantic Provinces.  He also has experience in our Economic Intelligence Unit gathering market survey data throughout Atlantic Canada, as well as assessment appeal experience in our Property Tax Division.
